JOB SUMMARY

Provide analytical support to corporate and regional teams charged with maximizing property values and corporate earnings. Major responsibilities include preparing the quarterly earnings forecasts, reporting and validating all cash flow assumptions utilized in the forecast, and providing variance explanations between the current and previous forecasts.

ESSENTIAL JOB FUNCTIONS

1. Responsible for the preparation and maintenance of the consolidated cash flow earnings forecasts and valuations for assigned regions.
2. Responsible for identifying, understanding, and monitoring significant property issues and assumptions that are critical to the make up of our earnings forecasts and valuations.
3. On a quarterly basis, reconcile the current cash flow forecast to both the previous forecast and actual. Additionally, be able to provide explanations for quarterly changes in property/regional valuations.
4. Attend quarterly reforecast and strategy meetings to determine that the models are current and understand why properties are not meeting budgeted expectations.
5. On an annual basis, update all cash flow models with property budgets. Budget updates include operating expenses, leasing assumptions, and capital expenditures. Prepare and explain reconciliation statements comparing budget to models.
6. Review and challenge budget vs. market assumptions.
7. Perform more complex analyses as requested by the field or senior management.
8. Be point person for questions during budget season.
9. Analyzing potential tenant’s credit
10. Maintaining debt compliance
11. Review of monthly JV reports
12. A regional finance resource for corporate departments (Property Accounting, Financial Analysis, Portfolio Management, Financial Systems, Organizational Audit, etc.) and field personnel (Property Management, Construction, Engineering, Leasing) for key financial processes.
13. Monitors compliance of corporate accounting policies and procedures within the region (i.e. accrual and reclass thresholds, budget guideline adherence, AR and AP processes, etc.).
14 Prepare various lease analysis as requested.
15 Perform financial management and disposition audits as needed.
16. Perform special projects as assigned.

SKILLS, EDUCATION, AND EXPERIENCE

The ideal candidate should have Bachelor’s degree in accounting or finance with 3-5 years of commercial real estate financial analysis experience including the ability to read and interpret lease agreements. MBA and CPA a plus but not required. Knowledge of real estate fundamentals and property management and leasing issues as well as a strong analysis and research ability required. Candidate must also possess a thorough knowledge of personal computers in addition to a thorough understanding of financial concepts such as internal rate of return and net present value. Excellent written and verbal communication skills necessary along with the ability to work independently, handle multiple projects, meet deadlines and be detail oriented.
